What should I know
about my building site before I make application ?
a) You should contact the Development Officer for information on building setbacks from property lines, roads, sewage disposal system and watercourses, so as to ensure the location of the proposed building(s) conforms with the minimum development standards as outlined in the community bylaws.
b) If you have not decided where the building(s) are to be located, now is the time to do so before you make application. You should visit the property along with a licensed sewage disposal system contractor to establish the exact location of the building, accessory buildings, driveway, well and septic system and show those measurements on the application sketch. Completing the application with improper information will only result in a delay of the approval. All buildings and structures are to be placed on the site in accordance with the measurements on the application sketch. This sketch when completed becomes part of the application and is approved as part of the application for issuing the Development Permit. Note: Where no septic system is being installed, there is no need of consulting with a sewage contractor.
Do I need to mark
the building location at the site?
Yes. You should stake or mark the four corners showing the proposed location of the building, proposed highway access, well and septic system. This can be done with marker stakes. If you have a lot approved before June 12, 1993 or an existing parcel of land that has no previous site assessment completed, you will be required to contact the Department of Community Affairs regarding the procedure for a site suitability assessment for lot sizing and/or suitability of the site for an on-site sewage disposal system. The proposed location on the site of your dwelling is important to complete a proper assessment and for the septic contractor to properly locate the best location for the on-site sewage disposal system.
If you have visited the site to finalize the building location, this may also be a good time to consider other impacts on your dwelling, such as house orientation for the sun, wind, snow, driveway length, use of existing trees and surface runoff. Also, you should consider your future plans for a garage and/or an addition, and a failure of a sewage disposal system.
The setbacks from roads, property boundaries or bodies of water, etc. must meet the minimum requirements as set out in the community bylaws.
What is required if you have a new approved lot ?
If the lot was an approved lot after June 12, 1993 which had a site assessment completed, you will not require any additional testing on the lot, however, you should consider marking the location of the house on the site and provide the septic contractor with a copy of the site plan so he can make application for a system in a location that meets your needs for site design. We will give you a copy of your site plan when you submit your application for a Development Permit.

Assignment and Driveway Location
Civic addresses in P.E.I. are directly associated with the center line of the main driveway which services the property being developed. It is important that on the application sketch you clearly indicate the exact location of your existing or new driveway. The only acceptable method is to provide a measurement from the nearest property boundary to the center line of your driveway. This measurement should be in feet.
